It’s all About the Civils
The Civils Engineering design was our key challenge, but with an innovative approach, we ensured that surface water runoff was managed sustainably. By restricting discharge to Greenfield runoff rates, we’ve proposed a series of SuDS features that not only provide essential storm water attenuation but also enhance biodiversity and offer valuable amenity space.
At the heart of the design is a centrally located detention basin, serving as a dual-purpose feature: a community asset during dry periods and a vital storage area during large storm events.

Throughout the process, we worked closely with the local authority to ensure that the proposed drainage strategy met all regulatory requirements and addressed their concerns. This collaboration was key to achieving a robust, compliant design and securing planning permission. Surface water from the site will discharge via a watercourse in the form of an existing drainage ditch, mirroring the natural drainage pattern of the site. This approach integrates sustainability, functionality, and ecological benefits, meeting the project’s objectives.
This development will deliver 144 retirement living homes as well as communal facilities comprising a Wellness Centre and Larder Restaurant. The site is located within The Greenbelt close to Chigwell Village, with spectacular views across the Roding Valley.
